While I can't speak for Illinois, placing a 'For Sale' sign on a house you don't own or have under contract is illegal in most states. And yes, I realize that all bandit signs are to some extent illegal in many places. However it would be unusual for a bandit sign to get you in to deep trouble. Placing a 'For Sale' sign on a property you have no financial interest in however can cost you over $10,000 in fines. And you can guarantee, that when the real estate agent lists the bank owned house and sees your sign, she will turn you in.

I would caution anyone considering this to check very carefully with your state real estate commission.

I recently put a For Sale sign in front of a burned out house since I couldn't find the owner and I heard from several gurus that the owner would eventually call me. This was hilarious. The owner never did call me like a lot of the gurus claimed they would, but I did get to build my buyers list from the other investors who wanted to buy it. The house had been sitting in its burned out condition for almost 6 months but when my sign went out front, the owner decided to start rehabbing it in a matter of days without ever contacting me. Go figure.
